A house design is the most direct route to a comfortable home

Planning your own home raises practical questions: where to start, which documents you will need and how much construction will cost. A comprehensive house design helps turn an idea into a concrete plan.

Architect and engineer roles

The architect finds out how the future residents will use the home: where they will relax, work and spend time together. Structural and building systems solutions are coordinated with the engineers, and the budget is assessed. The team helps identify where savings can be made without compromising the building’s quality, and explains the process for preparing documents and obtaining permits.

Benefits of coordinated design

Design begins with a conversation with the architect. The client explains their needs and expectations, and the architect prepares design proposals. Clear agreements and mutual trust are essential when discussing them. Experienced specialists help anticipate potential obstacles and plan the work in advance. A detailed design helps the contractor plan and carry out the work accurately, while allowing the client to monitor its scope and cost. Resolving questions early reduces surprises during construction. When designing a home, architects usually ask:

How many people will live in the house? This helps us determine the number of bedrooms.

  • If you are planning for your family to grow, consider allowing space for additional bedrooms.
  • Will you work from home? This will determine whether you need a separate home office.
  • Do you often host guests? You may need a guest room or a more spacious living room.
  • How do you spend your free time – outdoors or at home? Your hobbies help us plan a terrace, a reading area or a library.
  • What budget will you allocate for construction? Knowing this helps architects and engineers choose suitable solutions and materials.

The house is designed for long-term use. It is worth discussing how a family's needs may change over the next decade or later. The architect must also consider possible changes to the layout and the building's future appearance.

Document management

The designer helps determine which documents are needed for construction. We assess rights to the plot, the developer’s right to build, plot development conditions, topographic and geological data, and special architectural requirements. The earlier version of the article mentioned a 50 m² area threshold; this is historical information and should not be used to determine whether a permit is required for a specific project today.

To obtain a construction permit, the project and required documents are submitted through the “Infostatyba” system. The project is coordinated, and an electronic document is issued once the required approvals have been obtained.

A well-coordinated house design helps plan document preparation and the stages of construction. Architects, engineers and the client work together to coordinate the design solutions, ensuring the house meets residents' needs and applicable requirements.
